Virtual tour for real estate developers Riyadh: from plans to a WhatsApp link

Most units in a Riyadh or Jeddah launch do not exist yet when the first buyer asks to see one. A render shows one angle on one day; a navigable walkthrough lets the buyer open the door, turn left and stand in the living room. This guide explains how a virtual tour for real estate developers Riyadh sales teams can brief in Arabic or English works, from approved plans to a link in a WhatsApp chat. It is the practical companion to our virtual tour company Riyadh page, and it makes no promises about sales. It is about showing the product clearly.

Why off-plan units need a walkable model

Off-plan selling asks a buyer to commit to something they cannot visit. Plans are precise but hard for most people to read, and renders are attractive but fixed. A virtual tour for real estate developers Riyadh teams can send to a client in another city fills the gap. The buyer moves through the unit at their own pace, notices how the kitchen meets the living area, checks the view from the balcony and arrives at the first meeting with better questions.

The same idea works for finished units, with a different method. A completed show unit is photographed in 360 degrees; a unit that is not built is modelled. Our comparison of 360 photos and 3D walkthroughs sets out the difference, and the table below applies it to a developer's portfolio.

Choose the method

Match the method to each product in your portfolio

Most developers need two or three of these, not one.

How it is made

From plans to a navigable walkthrough

A realistic sequence for an off-plan project. We agree the detail with you in the brief.

  1. Collect the source material

Approved floor plans, elevations and sections, a finishes schedule, brand guidelines and any renders already made. A BIM export is useful as a reference but is not required. We can model from drawings.

  2. Block out the model

Our 3D content studio in Amman builds the shell: walls, openings, levels, stairs and the views from windows and balconies, checked against your drawings.

  3. Add materials, light and furnishing

Finishes follow your schedule. Lighting is set for a clear, neutral daytime look, and furniture is placed in a layout your team approves.

  4. Add the information layer

Hotspots for unit type, orientation and finishes, a small floor plan for orientation, and an enquiry button that opens a WhatsApp chat or a request form. All text is in Arabic and English.

  5. Review privately

Your sales and legal teams walk through a private link and send corrections. Nothing goes public until you approve it.

  6. Publish and share

We deliver a direct link, an embed code and a QR code, host the tour or hand it over, and agree who updates it when availability or finishes change.

Furniture and finish options, with honest labels

A bare shell is hard to judge, so off-plan walkthroughs usually show furniture. This is also where care is needed. We can show a unit unfurnished, furnished in a layout you approve, or with finish packages the buyer can switch between, such as flooring or kitchen fronts, when your finishes schedule defines them.

Label what the buyer is seeing. Furniture is normally indicative, views are modelled from the plot and the design, and final finishes follow the contract. We build a short line into the tour in Arabic and English so the walkthrough informs without over-promising. The wording is yours to agree with your sales and legal teams.

Arabic and English, and the link that travels on WhatsApp

Many Saudi buyers prefer to read in Arabic and share in English with partners or investors, or the other way round. The interface is built Arabic-first with right-to-left layout, with English alongside, so the same tour serves both audiences. Language is a switch inside the tour, not a second project.

The tour is a web link, not an app, so it opens in the phone browser. Brokers can paste it into a WhatsApp conversation, add it to a listing description, put it in an email signature, or print it as a QR code on a brochure, a hoarding or a screen in the sales gallery. Our guide to embedding a virtual tour covers the website side.

What we need from you

What a developer or broker provides

  • Approved floor plans, elevations and a master plan, with unit types and numbering
  • The finishes schedule and any finish packages buyers can choose between
  • Existing renders, brand colours and logos, so the walkthrough matches your sales material
  • The languages: Arabic and English as standard, others on request
  • One person who approves the look, the wording and the disclaimer text
  • Where the link will live: WhatsApp, listings, website, sales gallery screen or exhibition stand
  • For finished units, a contact who arranges access and a quiet time for capture

How the work is split between cities

Our Saudi office is in Riyadh, and our 3D studio team is in Amman. We do not have an office in Jeddah, and we do not want to imply one. Briefs, sample scenes and review all run online, and an off-plan model is built from drawings, so a developer in Jeddah or any other city can brief and approve without a site visit. For finished units, on-site capture in Jeddah is arranged with the client or a local integrator, and we tell you early which route we propose.

To start, WhatsApp or call +962 78 185 5552 (Amman) with the project type and the city, or use the quote form. We reply in Arabic or English, and we quote after a short scoping call.

FAQ

Virtual tour for real estate developers Riyadh: frequently asked questions

Do we need a BIM model to start?

No. We can build from approved drawings and a finishes schedule. A BIM export or existing renders help as references and can shorten the modelling, but the project does not depend on them.

Will the walkthrough show the exact finished unit?

It shows the design as drawn and specified, with furniture and views labelled as indicative. Final finishes follow your contract, and we add a short note to that effect in Arabic and English, with wording you approve.

Can brokers share the tour on WhatsApp and in listings?

Yes. The tour is a link that opens in a phone browser, so it can go into a chat, a listing description, an email or a QR code. We agree with you who updates it when units sell or finishes change.

Can you serve a project in Jeddah?

Yes, from Riyadh. Off-plan work is modelled from drawings and reviewed online. Capture of finished units on site is arranged with the client or a local integrator.
