Key takeaways
- A digital twin is a digital copy of a real asset that stays connected to real data, not a one-off 3D model.
- There are levels: visual twin, connected twin, then predictive twin. Most value starts at level two.
- The technology is the easy part. Deciding what to connect, and why, is the hard part.
- A consulting partner is an investment: fewer wrong purchases, reuse of data you already own, faster results.
- Suppliers sell their product. A partner designs around your business and chooses what fits.
What is a digital twin, really?
A digital twin has three parts: the physical asset (a building, a line, a fleet, a campus), its digital model, and the data link between them. When the real asset changes, the twin changes. When you test a decision on the twin, you learn what would happen in reality.
Without the data link, you have a 3D model or a virtual tour. Useful, but a different thing.
The three levels of a digital twin
1. Visual twin. An accurate 3D model for presenting, planning and training. A good foundation, often built from existing CAD or BIM files.
2. Connected twin. The model shows live or regular data: occupancy, energy, equipment status, maintenance tickets. Teams see problems in context.
3. Predictive twin. You simulate scenarios: what if we change the layout, the schedule, the load? Decisions get tested before money is spent.
Most organisations should aim for level two first. It is where daily value appears.
The most common mistakes we see
- Buying a 3D model and calling the project done.
- Choosing a platform before deciding which decisions the twin should support.
- Ignoring the data you already have: drawings, maintenance logs, sensors, ERP records.
- Buying from several suppliers who do not understand each other's part.
- No owner inside the organisation, so the twin goes stale in six months.
Why a digital twin needs a consulting partner
Some companies see a consultant as an extra cost on top of the technology. In our experience the opposite is true. A partner who knows the technology reduces total spend:
- Calibre. You get people who have seen many projects and know which ideas work.
- Cost cutting. Fewer wrong purchases, a smaller first scope, reuse of drawings and data you already own.
- Resources. Access to the right hardware, materials, manufacturers and specialists.
- Direction. You know what to do, in which order, and where the technology fits in your company.
Finding suppliers is easy. Knowing what to ask them for is the valuable part.
How Nplay works on digital twins
We start with the decisions you want to make better, then work back to the data and the model. We build the visual layer, connect what matters, and train your team to own it. Teams in Amman and Riyadh.

Digital twin: frequently asked questions
What is the difference between a digital twin and a 3D model?
A 3D model is a picture of an asset. A digital twin stays connected to data from the real asset, so it changes when reality changes and can be used to monitor and test decisions.
Do we need sensors to start a digital twin?
Not always. Many twins start with data you already have, such as drawings, maintenance records and system data, and add sensors later where they add value.
Why pay a consultant instead of going straight to a supplier?
A supplier sells its own product. A consulting partner helps you decide what to build, reuses what you already own and avoids purchases that do not fit, which usually lowers the total cost.
Who uses digital twins in Jordan and Saudi Arabia?
Real estate developers, campuses, facility managers, industrial sites and large projects that need to plan, operate and present complex assets.
